In short: BhuBharati Explorer is a free, read-only lookup tool over public government data. Use it to search, not as the sole basis for a legal, financial, or title decision. It comes with no account, and no warranty that the underlying government data is complete, current, or error-free.

The service

"The service" means the BhuBharati Explorer website, its REST API, its server-sent-events streaming endpoint, and its MCP (Model Context Protocol) server, collectively operated to let you search public Telangana BhuBharati land records by district, mandal, village, survey number, and Khata. By using any part of the service, you agree to these terms.

Not the official portal

BhuBharati Explorer is an unofficial tool. It is not operated by, endorsed by, or affiliated with the Government of Telangana or the official BhuBharati portal at bhubharati.telangana.gov.in. It reads publicly available data from that portal and displays it back to you; it does not create, alter, or delete any record on the official portal.

No account required

The service does not require registration, login, or payment. There is no subscription, no paid tier, and nothing to cancel.

Acceptable use

You agree not to:

  • use the service to build a scraping, resale, or bulk surveillance operation that circumvents the rate limits, availability, or terms of the underlying government portal;
  • attempt to disrupt the service (denial-of-service, credential stuffing against the MCP endpoint, probing for vulnerabilities without authorization) or interfere with other users' access;
  • misrepresent data pulled from this tool as an official government record, certificate, or legal document;
  • use exported records containing another person's name or land details in a way that would violate applicable privacy or data-protection law.

API and MCP use

The REST API and MCP server are provided for read-only querying. They are currently unauthenticated by default on a self-hosted instance, and a production deployment may apply rate limiting, CORS restrictions, or other controls at its own discretion, without notice, to keep the service usable for everyone.

No warranty on accuracy

Land records are fetched live (or from a short-lived cache) from the public portal and parsed automatically. We do not guarantee that any record is current, complete, or free of transcription or parsing error, and we do not verify ownership, title, or legal status. The service does not state or imply that a record establishes clear title or that land can legally be bought, sold, or mortgaged. Always verify consequential details against the official portal or your current legal documents.

Limitation of liability

The service is provided free of charge, "as is," without warranties of any kind. To the fullest extent permitted by applicable law, the operator is not liable for losses arising from reliance on data displayed by the service, from service downtime, or from decisions made using exported data. Nothing here limits liability that cannot be limited under applicable law.

Availability and changes

The service may be updated, rate-limited, or temporarily unavailable, including because the upstream government portal changes its markup or is itself unavailable. We may update these terms; continued use after an update means you accept the revised terms.

Governing law

These terms are intended to be interpreted under the laws of India, without regard to conflict-of-law principles, unless a specific deployment states otherwise. This section is a placeholder for legal review, not finished legal drafting.
